Great care is taken to manufacture, deliver and install your building to the highest specification, please help us to help you by reading the following conditions carefully.
Clear straight access is required for shed sections to be transported to a firm level base (washing lines and gate braces may need to be moved).
Rutland Sheds Ltd must be notified if there are any height or width restrictions. A site inspection can be made if necessary.
Buildings cannot be carried over roofs, fences or gates due to health and safety restrictions unless we are notified when ordering whereby extra staff will attend and an extra cost may be incurred.
A firm level base (concrete, slabs, tanalised timber frame base etc.) must be supplied.
All measurements are an approximate guide only and subject to change.
All deposits are non-refundable.
Our free, no obligation quotes are correct at the time of sending to the customer and prices may change in accordance with material costs.
Rutland Sheds offer the standard 12-month warranty for any manufacturing fault or fault deemed to have arisen from poor workmanship. We will endeavour to arrange a visit where necessary in order to rectify the issues.
If it is apparent that a site visit is required for any other purpose such as negligence or misuse, and results in repairs or replacement parts being required, this will incur additional charges and will be discussed prior to rectifying the issues.
We will always endeavour to help where we can with regards to issues arising over time, however Rutland Sheds cannot be held responsible for problems including, but not limited to: misuse, unauthorised repairs, general wear and tear or failure to retreat or refelt the buildings accordingly.
Wood is a natural product and is susceptible to changes in environment, such as when it is exposed to extreme changes of temperature. This may result in gaps in the materials from time to time. Please note although every effort is made to ensure that our buildings are waterproof and watertight, due to the nature of the product this cannot be guaranteed.
Our buildings are manufactured and installed and are fit for general use. Should customers be using our buildings for anything other than general use (such as general storage, sitting on garden furniture etc.) we would advise speaking with a member of our team prior to ordering, in order to go through treatment options.
All buildings are delivered and installed free of charge provided there is a firm level base for the building to be erected on as per our quotes. If the bases are not ready on the agreed delivery date the buildings will be left on site with fixing kits for self-assembly.
If it is found that buildings have been moved and issues have arisen from said move, this will void the warranty.
This does not affect your statutory rights.

All standard sheds and timber buildings are delivered and erected free of charge within a 20 mile radius of our factory in Smethwick (B66 2JT) provided there is a firm level base and no access restrictions.
Delivery is normally between 4-6 weeks of the order being placed unless stated otherwise on the product. All delivery times are a guide only and can change according to the season.
A delivery charge will be made outside the 20 mile radius, please use our Shipping Distance Checker page for more details.
If access is restricted, a firm level base has not been provided, or an existing shed has not been emptied then all sections will be left at the property with fixing kits for self-assembly. A minimum charge of £60.00 will be incurred should you want our installers to return to erect the building once a suitable base has been provided or access restrictions removed. Failure to provide and adequate base at the time of installation may void warranty.
If no-one is present at the time of delivery then all goods will be returned to our workshop and a minimum of £85.00 will be charged to re-deliver the building.
The roofing felt should be checked on an annual basis particularly after high winds as tears can appear. If you are concerned we can be contacted on 0121 420 1521 to inspect any damage. It is usual for roofing felt to be replaced approximately every 2/3 years and we advise retreating your shed or garden building every couple of years to maintain its condition.
Wood is a natural product and susceptible to changes in the external environment. Extremes of temperature or prolonged wet/dry weather conditions will cause a reaction in the timber. Timber may move, twist, warp and split. This will not affect the structural strength of the wood and is not covered by the product guarantee.
Please inspect the item on delivery and inform us of any defects which are apparent at that point.

Prices are based on the dismantling and removal of a standard timber-built shed, with no modifications, specialist construction or torch-on felt roofing.
The shed must be reasonably accessible and free from excessive foliage, vegetation or other obstructions. Any additional work required due to the condition, construction or accessibility of the shed may incur an additional charge.
All prices are subject to survey when our team visits and are subject to our full Terms & Conditions. The price may be revised if the shed or site differs from the information provided.
If the customer opts for kerbside delivery only, our drivers are unable to take fencing materials through into a back garden. This is reflective of the price of materials.
Should the customer be unable to take ownership of the items, then a charge will be requested to revisit the property to redeliver the materials (Charge will be dependent on area).
All garden structures are delivered flat pack free of charge within a 10 mile radius of our factory.
A delivery charge will be made outside the 20 mile radius please email for details. We aim to deliver between 2-4 weeks, dependent on stock levels, please contact us if you have a delivery deadline.
